Since any real
estate transaction is based upon the mutual cooperation
of the real estate agent and the client, I believe that
to achieve the highest price in the shortest amount of time,
it would be helpful if the seller must be held responsible
for the following. This list will enable you to better understand
the process of selling your property and help you to feel
confident that everything is being done to get your property
sold.
• The Seller will maintain the property
in the best condition possible. The Seller has been counseled
on what it means to have a “Show Ready” property.
This responsibility continues all the way until close of
escrow.
• The Seller will make the property available for
showing at all reasonably requested times.
• The Seller will always provide easy access to the
property. (I will always have keys, tenant names, and numbers.)
• The Seller will keep the driveway and walks free
of snow.
• The Seller agrees to speak with me the moment a
concern arises. The Seller will not let disappointments,
if any, build to the point of distress.
• The Seller agrees to market the property to all
friends, family, co-workers, neighbors and acquaintances.
If any interest is developed through these contacts, the
Seller will notify their agent immediately.
• The Seller will notify their agent immediately if
any circumstances such as liens, lawsuits, refinances or
changes in marital status have occurred since the signing
of the listing.
• The Seller agrees to contact me if another agent
solicits the listing at anytime
• The Seller agrees to contact me if a change in motivation
occurs.
• The Seller will keep me informed of Seller’s
itinerary when traveling.
• The Seller agrees not to rent the property unless
the tenant is aware of all showing and sale procedures and
agrees to same.
• The Seller agrees to promptly provide any operating,
utility, and loan statements upon request.
• Seller agrees to inform me of any unusual Internet
Sites that may be beneficial to the marketing of the property.
• The Seller agrees not to negotiate without their
agent present.
• The Seller agrees to return phone calls as soon
as possible.
